Building With LCS

LCS offers you a considerable amount of flexibility in how you build your new custom home. Our clients can choose the level of involvement they want in their project depending on the time they have available and the knowledge they have of the construction process. 

Once you have finalized the specifics of your design and determined what site improvement work is needed, you can choose from one of three different build options to help you build your new home. These all offer a wide range of services to meet the individual requirements of different customers.   

Planning Your Build 

It takes longer than most people think to build a new custom home. The actual construction time is often less than that spent organizing all the many other tasks involved. Good upfront planning will not only make the project more cost-efficient, but it will make everything go much faster. 

When they are asked how long it takes to build a home, most builders will answer in terms of the length of time taken to get from foundations to completion of the structure of the home. This does not consider all the work that has to take place to be able to start building in the first place. You need to look at everything involved to determine when you need to start to be able to meet your desired completion date. 

Fortunately, home building is a sequential and predictable process. However, no custom home projects are the same and the time taken to complete them can vary significantly. The key variables are the availability and skill of the resources needed given what you want to build and where you want to build it. 

You will also have to consider the time taken to obtain external approvals, which will depend on the county or municipality. Most properties are subject to different building regulations that will have to be met as part of the permitting process.

 Flexible Build Options 

Structure to Lock-Up 

With our Build to Lock-Up contract, we manage your project from design through foundation and build the home to the lock-up stage. The exterior will be finished, weather-proof and secure. You can then take over to install utilities, drywall, and begin interior finishing. 

This is the lowest price option for customers who want a high degree of involvement, are familiar with the construction process and have a network of their own trades. 

Modified Turn-Key

With our Modified Turn-Key contract, we complete home construction so that it’s ready for finishing. This includes installation of rough plumbing, electrical services, insulation and drywall. You can now arrange for painting and completion of the interior finishing. 

This is a good option for people who want medium-level involvement and the ability to save some money, particularly if they are interested in interior design and finishing work. 

Full Turnkey 

With our Full Turnkey contract, LCS manages the entire build from site development, design, construction of the structure and a completely finished interior ready to move in. As we are managing your whole build, this is the fastest and easiest way to complete your project. 

This option is popular for  customers who do not have a lot of time available and want minimal day-to-day involvement in their project.

Expert Help and Advice 

A lot of important decisions need to be made when building a new custom home. Making the right decisions can make the process enjoyable and less stressful. They also help construction proceed more efficiently as well as minimize the risk of making mistakes. 

We have built hundreds of different designs of homes on a variety of different properties. This experience and know-how is a fundamental part of what you get when you work with LCS. Our team takes you through the whole process and gives you advice you can trust. 

Your Project Advisor will start working with you to determine that the design you want can be built on your site and how much it will cost to do so. 

This means looking at your site and any improvements necessary, checking your ability to meet zoning and approval requirements and determining that the costs to build your home are generally in line with your budget. 

Once this is done, the Project Management Team will detail all the specific work that is needed to bring your project to completion. The costs involved can now be included as part of a realistic working budget. This work is then described in detail along with the cost of performing it. This detailed scope of work is a key element of the contract between LCS and the customer. 

  

Detailed Scope of Work 

There are a lot of trades involved in building a custom home. They often work independently and not in a coordinated manner. Unless you can see the whole sequence of work, it is easy to miss significant budget items. 

Having a clearly detailed scope of work based on your chosen design and taking into account the characteristics of your site is therefore extremely important. It outlines all the tasks that need to be completed at each stage of the project to reach a successful result. 

The LCS scope of work shows everything that should be included as well as the associated cost.  You are able to see what is involved and the financial impact of any change decisions you may choose to make. The finalized scope of work becomes an integral part of a proper written contract. 

  

Proper Written Contracts 

The contract defines the legal obligations of the builder and the customer. The work to be done is itemized and a corresponding payment schedule based on performance milestones. The wording should be clear, so misinterpretations are avoided. Poorly worded contracts are usually the reason for disputes between customers and builders. 

Both parties to the contract must be able to fulfill their promises. The key one for builders is to be able to perform specified work at the stated price. Their guarantee is only as good as their intent and financial ability to honour it. Many small builders have limited ability or resources to make good if they have under-bid on contracts.
